#2) Prepare the House for a Sale

Selling a home is a business decision and you only get one chance to make that first impression. You need to start outside and make sure the curb appeal is top-notch by taking care of those little landscape items or fixing the peeling paint on the fascia of the home. Then when you step inside, you must depersonalize and declutter the house so that when a potential buyer walks in, they can visualize themselves living in your home.

#3) Get a Home Inspection Before Listing

Remember, home inspectors that come along with the buyers are paid to find things wrong with the house. So how can you as a seller be proactive against that? You hire a home inspector and pay them to find things wrong with your house. Right after that, give your handyman the home inspection report and tell them to chip away at the list and get the most basic things done.

#4) Price the Home at Fair Market Value

Gone are the days when you could arbitrarily price your home, but it is still an extremely good time to sell - just make sure that you list your home for fair market value. How do you determine that? Well, it kind of goes back to tip number one. That is where your local and experienced listing agent is going to help you determine fair market value by looking at active listings and comparable sales within the previous six months.

#5) Be Prepared to Negotiate

The entire home sale transaction is a negotiation. Whether that is going back and forth with sellers on what personal effects to remove or when a buyer gives you an offer that's lower than you're asking for, there is a lot of negotiating involved.
