Basically, this new law allows California homeowners aged 55+ to sell their primary residence and transfer their property tax base to their new residence.
Before Proposition 19 passed, Proposition 60 and 90 were in effect, which allowed homeowners 55+ to transfer their tax base, but with many more limitations: only certain counties participated, the transfer could only be used one time, and the new property had to be equal or lesser value than the original.
With Proposition 19, a tax base transfer can be completed anywhere in California, homeowners can utilize a tax base transfer up to three times, and the replacement property can be more expensive than the original home.
A question I get often is, “How do I do this?” or “How do I apply for this?” You can have your real estate attorney do this for you or you can do it yourself. Each county will have a form that you, as a homeowner, can fill out and submit to the county where your new primary residence is located.

Fall has officially arrived, and our local housing market has started to slow. What exactly does that mean? Let’s look at the numbers.
1. Demand
Demand is the number of homes in escrow this month compared to the month prior. Demand in Orange County has dropped considerably since last month, down about 8%.
2. Active Inventory
There are currently 113 active or coming soon listings compared to August when we had roughly 107 active listings.
3. Price Reductions
Out of the 108 active listings on the market, there have been 13 price reductions in the last week with an average reduction of $68,000.
4. Interest Rates
We have seen a lot of movement in the upward direction recently. Today, rates are somewhere in the low- to mid-sevens for non-conforming and conforming loans, which is exactly where they were last month. But if you look back a few months ago, rates were down in the low-to mid-sixes, so we have seen a surge upward to the tune of about 1%.
5. Closed Sales
In July, there were 47 closed sales. In August, there were 60, and in September, to date, we have had 39 closed sales.
6. Expected Market Time
Expected Market Time is the number of days between a house being listed for sale and going into escrow. Homes in Orange County priced between $1m and $2m have an expected market time of 43 days. Homes priced between $2m and $4m are selling in 98 days on average.
7. Selling Season
As we enter the autumn market with inventory and demand down, we are seeing things start to slow. The only thing that could make things pick up right now is if rates start trending in the downward direction. I do not think that will happen, but in next month’s housing market update, we will find out.

Many times, when you purchase a house, the seller is going to offer a home warranty. There are a number of different coverages that you, as a buyer, can select for your home warranty, however, the seller will typically include a cap on the dollar amount that they are willing to pay.
If you are in the process of buying a home and you are getting a home warranty, take the time to do some research on the coverages that are provided. Is the roof covered? Is the pool covered? Is the plumbing covered?

1. The Pier (00:50)

While the pier may be an iconic attraction for tourists, it is still an awesome place for locals. Take a walk down the pier, do some fishing, or try out the famous Fisherman’s Restaurant and Bar.
2. Beaches (01:46)
San Clemente is home to some incredible beaches. One of my favorites, T-Street Beach, is a very popular spot with public parking, a pedestrian bridge, bathrooms, and its own little café, West Toast.
3. San Clemente Beach Trail (02:32)
Whether you want to get in a leisurely walk or you are looking to jog or sprint, the San Clemente Beach Trail is something you must check out. The trail starts in North Beach and it works its way down to San Clemente State Beach. Plus, the views are awesome!
4. Downtown San Clemente (03:19)
Downtown San Clemente has an incredible small-town vibe and is a really special place to visit. There are boutique shops and restaurants, the traffic is slower, and the entire street is lined with beautiful trees - it's a place that simply never gets old.
Local Activities in San Clemente, Ca
1. Ridgeline Trail (04:36)
The Ridgeline Trail is a mountain biking and hiking trail network that runs all throughout San Clemente. The top of the Ridgeline trail is one of the highest vantage points in the city where you are able to look out at San Clemente Island, Catalina Island into Dana Point Harbor, and even all the way up to Long Beach.
2. Surfing (05:46)
The surfing here in San Clemente is world-class and there are spots for all different types of surfing.
3. Golfing (06:22)

San Clemente is home to a handful of excellent golf courses. Our 18-hole municipal golf course is loved by many. There is also the Talega Golf Course, which is a little bit higher end and has a cool clubhouse and a private little brunch spot that is reservation only (that is a little insider local tip for you).
Places to Eat and Drink
1. Antoine's Café (07:22)
If you are looking for a killer breakfast spot in San Clemente, check out Antoine's Cafe. It is a smaller restaurant and can get busy, but it is definitely worth the wait!
2. The Vine (07:42)
If you are looking for a more upscale restaurant or a great date night spot, head over to The Vine. You can get a great feel for its overall vibe in the interview above.
3. San Clemente Wine Company (08:12)
If you are more of a wine person, the San Clemente Wine Company is an awesome spot to grab a bottle of wine and then walk to dinner on Avenida Del Mar. They also have some great charcuterie boards and you can hang out and try a variety of wines.
4. Breweries (08:43)
Did you know San Clemente is home to some great local breweries? There is a small network of five or six breweries that all offer an excellent atmosphere with activities, food trucks, and of course, good beer.
Places to Avoid in San Clemente, Ca
1. The Outlets (09:41)
The San Clemente outlets are a more recent addition to the city. They are not terrible, but they are definitely overhyped and don’t offer the unique San Clemente charm other places in the community have.
2. DMV (10:19)
Does anyone really enjoy going to the DMV? We have a DMV in the Shorecliffs community, but it is definitely a place I am going to try and avoid at all costs.

School is back in session and there are some significant changes happening in our local housing market. If you have considered buying or selling a home in San Clemente this fall, or if you simply like to keep tabs on what's going on, stay tuned for this report.
Let’s take a look at the seven key market statistics:
1. Demand
Demand is measured by the number of pending sales over the prior month. South Orange County is currently sitting right around 1,576 pending sales which is relatively unchanged compared to July. However, demand is down 17% from this time last year, and down more than 60% when compared to the three-year average between 2017 and 2019.
2. Active Inventory
As of August 29th, there are 107 active or coming soon listings available in San Clemente. Over the last seven days, there have been 11 new listings and seven houses fall out of escrow and come back onto the market.
3. Price Reductions
Out of the 105 active listings currently on the market in San Clemente, there have been 10 price reductions over the last seven days. Of those 10, the average price reduction is calculated to be $127,000.
4. Interest Rates
Many people predicted that interest rates would come down by now, but that’s not what we are seeing. Interest rates are up a tick from where they were in our spring and early summer markets. For 30-year fixed mortgages, my lender is currently quoting 7.25% for conforming loans and 7.625% for non-conforming loans. These rates are a significant jump from last month when my lender was quoting 6.825% for conforming loans and 6.625% for non-conforming loans.
5. Closed Sales
As of August 29th, there have been 51 closed sales in San Clemente. In July, there were 47 closed sales and there were another 52 closed sales in June.
6. Expected Market Time
For homes priced between $1M and $2M, the Expected Market Time is currently 42 days, categorized as a hot seller's market. Homes between $2M and $4M have an Expected Market Time of 82 days which is still categorized as a seller's market.
7. Selling Season
With summer quickly coming to an end, we are about to enter the fall/autumn housing market. Typically, during this time, those who have been considering buying or selling get with it for the last month or two before the holiday season arrives.

If you are actively searching for a home in Southern California, you may be torn between South Orange County and San Diego. While I may be a little partial to South Orange County, let's take a look at the differences between the two communities and all the things that go into living in each one.
1. Location and Climate (00:50)

You may be thinking, “Is there much of a difference in climate between the two?” Surprisingly, there is some variation even though they are neighboring counties. Here are a few notable statistics:
South Orange County averages 277 days of sunshine each year, while San Diego averages 266 days.
While 2023 has given Southern California an abnormal amount of rain, the annual rainfall in Orange County averages about 14 inches per year while San Diego averages 12 inches.
Orange County’s average temperature is 85-degrees in the summer and low-50s/high-40s in the winter.
In contrast, San Diego’s average temperature is about 79-degrees in the summer and 47-degrees in the winter.
2. Beaches and Coastal Lifestyle (01:57)

Orange County is widely known for some of its world-class theme parks like Knotts Berry Farm and Disneyland, as well as notable malls, Dana Point Harbor, and Mission San Juan Capistrano. San Diego is home to some similar attractions like the San Diego Zoo, Balboa Park, the Gas Lamp District in downtown San Diego, San Diego Bay, and multiple sport fishing landings.

When it comes to education, both counties have excellent ratings on their school systems, and there is a wide range of opportunities for students from preschools to graduate universities.
Here are a few interesting stats to note:
In Orange County, there are 635 public schools serving just under 500,000 students, and another 392 private schools serving around 75,000 students.
Orange County public schools have higher-than-average math and reading proficiency scores and currently rank 9 out of 10, which puts them in the top 20th percentile of all California schools.
In San Diego County, there are 767 public schools serving just under 500,000 students, and another 305 private schools serving 52,000 students.
San Diego's public schools have an average ranking of 7 out of 10 which puts them in the 50th percentile of schools in California.
If you want more detailed information on the schools in either county, I would highly recommend determining what neighborhood you want to buy in and look into the specific school district that serves that city. Websites like <a href="https://www.niche.com/" target="_blank">niche.com</a> or <a href="https://www.greatschools.org/" target="_blank">greatschools.org</a> are also an incredible resource.
5. Outdoor Activities and Natural Beauty (05:19)

Nature enthusiasts will be spoiled no matter which county they choose to live in. Orange County and San Diego both have seemingly unlimited outdoor activities amongst stunning natural backdrops, and they both are located relatively close to other great options. Big Bear, Mammoth, and California deserts are all just a few hours away from both counties. There really is no winner when it comes to the outdoor lifestyles they each offer.

There are some significant differences between Orange County and San Diego County when it comes to the cost of living. Here are some key statistics to take into consideration:
The median household income in Orange County is around $100,000 while it is $90,000 in San Diego County.
According to Redfin data, the median sale price of Orange County homes as of 2023 was roughly $1,020,000. Contrast that to San Diego which has a median sale price of $850,000.
No matter which county you choose to live in, understand that the cost of living in either one is significantly higher than the national average and much higher than inland California as well.
Both South Orange County and San Diego have their own unique charm and offer an incredible lifestyle to all of their residents.

The summer housing market is quickly coming to an end. With one month left, will there be more homes coming to the market?
Let’s look at how the last month of activity has stacked up so far.
1. Demand, the number of pending sales over the month prior, is nearly the same as last month with roughly 1,600 homes in escrow throughout Orange County.
2. Active inventory right now in San Clemente (as of July 25th) sits at 105 active or coming soon listings. Over the last seven days, there have been 11 new listings and five additional listings that fell out of escrow and came back on the market.
3. Price reductions are a good indicator of how sellers are pricing their homes relative to how buyers feel about the market. Out of the 104 active listings on the market in San Clemente, there have been 20 price reductions in the last seven days. Of those 20 listings, one is a home in Cotton Point Estates that had a $1,000,000 price reduction, so that one was removed to not skew the numbers. The remaining 19 price reductions averaged out to $92,000 each.
4. Interest rates have continued to fluctuate all over the place. Currently, they're back up again at 6.875% for a conforming loan and 6.625% for nonconforming loans.
5. Closed sales over the last three months: May – 52, June – 52, July (to date) – 37
6. Expected market time is the number of days it takes to sell a home between the time a sign goes in the ground to when it enters escrow. For homes priced between $1 million and $2 million, the current expected market time is about 41 days. Homes priced between $2 million and $4 million are currently going into escrow in roughly 80 days.
7. Selling seasons are important because real estate sells differently based on each unique season. We are currently at the tail end of the summer market when kids go back to school, people return home from vacations, and they focus on their work.
For sellers who are gearing up to list their home right now, realistic pricing is crucial because there's a little window left where you can fetch a good price and get good activity before the holiday season. If you price the home unrealistically, you may sit on the market and find yourself in the holiday season when activity really dwindles.
For buyers out there, it is important to look at interest rates. Talk with a good lender, see where your payment will be, and make sure if you have your eye on a property that you can lock in that interest rate.

So many great people I have met through this YouTube channel do their research and like to be prepared – that is key when you're moving to San Clemente! What research specifically? You want to look at the neighborhoods, the weather, the cost of living, schools, and the lifestyle San Clemente has to offer.
Once you have determined that San Clemente meets or exceeds your expectations, we must dive into the different neighborhoods and what lifestyle you want to live within that neighborhood. For example, do you want an ocean view? Is that important to you or is it more important that you are able to walk to the beach? Those are two things that I help people determine all the time.

2. Visit San Clemente (02:48)
While I have had a handful of clients purchase a home sight unseen, I do recommend that you carve out a little bit of time to visit San Clemente. During your visit, we can get together, drive around, and make sure this is the spot for you and your lifestyle. You can learn so much in one or two trips around town simply by taking your time and seeing if you connect with the city or if it resonates with you.
If you cannot make a trip to visit, but you know San Clemente is right for you, we can help by doing FaceTime tours of different neighborhoods and any houses you like. We have done it before, and it is very effective when you pair that with Google Maps and all the videos that I have on the city.
3. Prepare for Your Move (04:06)
Looking for the right house is the easiest and most fun part of the moving process, but the logistics of planning and making the move can be very challenging. I always like to recommend that you know the moving company you are going to use, talk to them beforehand, and make sure you are comfortable with all the logistics involved.
4. Know Your Commute (04:45)
Depending on where you are going to be working or whatever your normal travel patterns will be, it is important to map out and know your route. For example, a lot of people that are moving to San Clemente ask me about the commute to John Wayne Airport. That could be anywhere from 22 to 27 minutes without traffic, and will also depend on how close you are to a freeway on-ramp
Luckily, San Clemente does not get hit too hard with traffic, but if it is the first beach day of the year and the weather is predicted to be sunny and 80-degrees, then you know the I-5 will a mess.
5. Take Advantage of the Outdoors (05:54)
One of the best things about living in San Clemente is the opportunity to enjoy and utilize the outdoors. Whether that means a beach day, or hiking the Ridgeline Trail, or mountain biking in the hills, there are so many great things to do.
But it all comes down to what is most important to you. Homes by the beach are more expensive on a price per square foot basis, so if you know that you do not want to walk to the beach every day, why pay the higher price per square foot? You can move further inland and pay a much lower price per square foot and still enjoy what San Clemente has to offer.
6. Get Involved (06:39)
Getting involved in the community looks different for everyone. For some that might mean volunteering and for others that is taking advantage of some of the great surf spots that we have or the hiking and mountain biking trails. There are so many ways to be involved in the community, but what I really mean is simply take advantage of what San Clemente has to offer. It is one of the last and best surf towns with a small-town vibe which makes it a very special place to live.

My goal as your San Clemente Realtor® is to keep you informed on exactly what is happening in our San Clemente housing market. In this update, we review the top seven leading and lagging market indicators that I use to track the health of our local market.
1. Demand
Demand is the number of pending sales this month over the month prior. In Orange County, demand is down slightly with 1,602 pending sales compared to last month’s 1,660.
2. Active Inventory
As of June 27th, there are 109 houses for sale in San Clemente that are either in an active or coming soon status. That number is up 15% from last month.
3. Price Reductions
Of the 104 active listings, there have been 14 price reductions in the last seven days which is the most that we have seen in quite a while. The average dollar amount of those 14 price reductions averages out to $106,000 each.
If you are wondering how these statistics will affect the value of your home or you are considering selling and are trying to determine a list price, I have an exceptional tool that I have been using called HomeBot. Many people like to use Zillow or Redfin for this, but those automated value systems are depersonalized, and they do not understand the quality of your view or the improvements that you have made to your home.

4. Mortgage Rates
Interest rates have been all over the board and fluctuating frequently. They're back up again, sitting at about 6.375% for a 30-year fixed loan and 6.625% for non-conforming loans.
5. Closed Sales
We always look at the last three months of closed sales. In April, there were 42 sales. In May, there were 52 sales, and so far in June (as of June 27th), there have been 37 sales.
6. Expected Market Time (EMT)
This is how long it takes to sell a house from the time it hits the market to when an offer is accepted. For homes between $1m and $2m, the current EMT is roughly 38 days, which is a hot seller's market. For homes between $2m and $4m, the EMT rose to 89 days, which is a slight seller's market.
7. Selling Season
We always want to take a look at the season that we are in with respect to real estate because there are some traditional selling seasons we see each year. In the summer season, you typically see sellers who were a little late to the party. They did not get their homes ready or make the decision to sell by spring, so we typically see higher levels of inventory, which is what is happening right now in San Clemente.
Inventory should be hitting its cyclical peak between July and August. If you are a buyer who is hoping for inventory to rise and peak out, it doesn't look like that's going to happen. As we head into fall, you will see the inventory decrease until it hits its low during the holiday season.
So here are the key takeaways.
San Clemente homes priced at their fair market value are seeing tons of showings and are inundated with offers. Homes that were just a little out of touch with their list price are sitting on the market because buyers are currently very sensitive to overpriced listings. With mortgage rates in the mid-6 % range, pricing a house is critical.

A topic that I still hear swirling around is the impending housing market crash. Is a crash imminent? Are home values going to drop? I encourage you to look at the actual statistics on what is happening in the housing market before you make any definitive conclusions.
1. Demand
Demand is the number of houses currently in escrow compared to last month's pending escrows. That ratio in Orange County is pretty much the same as April with roughly 1,660 homes currently in escrow.
What does that mean and why does it matter? This time last year, demand was 30% higher and if you look at the three-year average from 2017 to 2019, demand was 67% higher than it is today. We are seeing suppressed demand because of increased mortgage rates and the lack of inventory, ultimately making it difficult for buyers to get into escrow.
2. Active Inventory
There are 94 active and coming soon listings in San Clemente as of May 23rd, 2023, which is about 10% more than last month. There have also been 15 new listings put on the market in the last seven days with five listings falling out of escrow and available again.
3. Price Reductions
There have been three price reductions in the last week in San Clemente. The average of the first two price reductions is $75,000, and the third was a $2 million price reduction on a $10m+ listing in Cotton Point Estates next to Nixon's former Western White House.
4. Mortgage Rates
Interest rates continue to fluctuate. Currently, my lender is quoting 6.375% for both non-conforming and conforming 30-year fixed-rate loans.
5. Closed Sales
In March, there were 48 closed sales. In April, another 42, and in May (as of May 23rd) there were 38 closed sales.
6. Expected Market Time
This is how long it takes to sell a home in today's market or the number of days it takes for a listing to go from active to pending. For homes priced between $1m and $2m, the average time to sell is 36 days resembling a hot seller's market. For homes priced between $2m and $4m, the average time to sell is 81 days which is considered a slight seller's market.
7. Selling Season
We are in the spring housing market, however, the number of homes that are for sale does not truly resemble a traditional spring market. We have been waiting to see if there are going to be more homes coming on the market as we are still hovering at very low inventory levels which has fueled bidding wars and some record-high prices.

Are you planning on purchasing a home in 2023? Have you been on the hunt but haven't been able to find the right property yet?
Our current real estate market is definitely unique, but with the right real estate team and these five tips, I'm confident you will be able to get the home you have been after.
1. Get Preapproved by a Lender
This one goes without saying, but you must get pre-approved by a lender. You need to bite the bullet, sit down with a lender, and review all of your financial information so they can get you a pre-approval letter and you’ll have an estimated monthly payment to digest.
Aside from ensuring you can get the loan you want, listing agents will ask for your pre-approval letter when reviewing any offers you make on a home. They won’t just take your agent’s word for it.
2. Research the Neighborhood
I cannot stress this enough; your search should not start with bedrooms and bathrooms or finishings - it should start with the neighborhood. When my clients are looking for a home, we go out and identify which neighborhoods suit their lifestyle.
To help in your home search, think about these questions. How is this home going to help me create the lifestyle that I want? What do I want access to? How about the schools? Do I want to walk to the beach or do I prefer a view?
This will help narrow down potential neighborhoods and it makes finding the right home much easier. Remember, no house is perfect, but if it's in the neighborhood that offers you that lifestyle you dream of, it'll be much easier to know which sacrifices you should make.
3. Don’t Skimp on the Inspections
There are a handful of key inspections to consider: a general home inspection, termite, roof, sewer, pool, mold, and geological. When you get a house into escrow your due diligence period is for you to get comfortable with the home, and figure out its history and current condition as best as you possibly can.
You can expect to spend some money on these inspections, but it is worth every penny. If you find something that would significantly change the value of the home, you might find yourself walking away from the deal and getting your deposit back or you may renegotiate with the seller.
4. Don’t Rush the Home-Buying Process
If you are well-calculated and researched, the home-buying process will happen quickly. But I have seen situations where buyers purchase a house after having done very little research and after a year or two they are ready to sell because the home's location doesn't suit their lifestyle. That’s good for realtors, but it's not good for homeowners because the more often that you sell, the more you pay in real estate fees and it eats into your equity.
5. Work with a Local and Experienced Real Estate Agent
To help cover all your bases on everything we have talked about, work with a local real estate agent. It is simple nowadays to figure out if an agent is local and if they're experienced by looking at their Google reviews.

If you are watching this video, it is possible you have thought about selling your home in the near future. As a Realtor®, it is my responsibility to help guide you through the home selling process to make it as stress-free and easy as possible.
Here are my five tips for home sellers in 2023:
#1) Work with the Local Experienced Listing Agent
This statement has three important components: Does the agent work in the local neighborhood? Are they experienced? You can be local as an agent but not experienced. And finally, are they a listing agent? There are buyers’ agents, there are listing agents, and there are agents that do both.
#2) Prepare the House for a Sale
Selling a home is a business decision and you only get one chance to make that first impression. You need to start outside and make sure the curb appeal is top-notch by taking care of those little landscape items or fixing the peeling paint on the fascia of the home. Then when you step inside, you must depersonalize and declutter the house so that when a potential buyer walks in, they can visualize themselves living in your home.
#3) Get a Home Inspection Before Listing
Remember, home inspectors that come along with the buyers are paid to find things wrong with the house. So how can you as a seller be proactive against that? You hire a home inspector and pay them to find things wrong with your house. Right after that, give your handyman the home inspection report and tell them to chip away at the list and get the most basic things done.
#4) Price the Home at Fair Market Value
Gone are the days when you could arbitrarily price your home, but it is still an extremely good time to sell - just make sure that you list your home for fair market value. How do you determine that? Well, it kind of goes back to tip number one. That is where your local and experienced listing agent is going to help you determine fair market value by looking at active listings and comparable sales within the previous six months.
#5) Be Prepared to Negotiate

My clients tell me all the time that they want to move to a place that feels like a staycation, and that is exactly the kind of lifestyle that San Clemente has to offer. So, if you are thinking about moving to San Clemente, here are the reasons why I made the jump and never looked back.
Reason #1 – The Beach

San Clemente has a small-town vibe that I really enjoy. It is not a big area of commerce and has slow, small-town vibe roots that make it a very unique place to live.

San Juan Capistrano, Ca is a beautiful town in South Orange County with a ton of history and charm. It is better known for its Spanish mission, Swallows Day Parade, and its amazing climate year-round. It is easy to understand why San Juan Capistrano, Ca is such a desirable city and why so many people want to live here.
However, this quaint little town is not for everyone. As with any city, it is imperative to list out and understand its unique drawbacks and caveats to determine if it’s the right fit for you.
Let's see if any of these reasons not to move to San Juan Capistrano will deter you from ultimately making it your home.
1. High Cost of Living

One of the most challenging reasons not to move to San Juan Capistrano is the high cost of living. Orange County is known for its expensive homes and lifestyle, and San Juan Capistrano is no exception to that.
The median home price in San Juan Capistrano as of April 2023 is $1,635,000 for a single-family home and $920,000 for an attached home - significantly above the national average. This makes it incredibly difficult for first-time homebuyers to afford a home, and day-to-day expenses like groceries and transportation are more expensive as well.

2. Commute Times

It is no secret that Southern California is infamous for traffic and congestion. If you are living in San Juan Capistrano and you need to use the I-5 to commute to Anaheim, Los Angeles, or even San Diego, you must be prepared to hit traffic. If you will be commuting more locally, say to Irvine, the traffic on the I-5 is not that bad and is fairly predictable.
3. Limited Job Opportunities

While San Juan Capistrano has some local businesses, the city's job market is limited compared to larger municipalities. Most of San Juan Capistrano’s working class is commuting to their jobs which is one of the factors adding to the local freeway traffic. If you are seeking job opportunities or looking to move to a city where there is a lot of potential for career growth, San Juan Capistrano might not be for you.
4. Swallow Season and Tourism

San Juan Capistrano is famous for the annual Return of the Swallows. While this event is certainly unique and it only happens once a year, you must plan for increased traffic and noise on this day. Additionally, you have the Spanish mission and the Los Rios Historic District which has a consistent flow of tourists all year long.
All that to say, if you are looking for more peace and quiet and you don't want to live in a town that has any hustle and bustle, San Juan Capistrano might not be the city for you.
5. Limited Nightlife Options

San Juan Capistrano offers a handful of restaurants, bars, and outdoor activities for any age, but it fails in comparison to cities like Huntington Beach or Newport Beach. San Juan Capistrano is simply a sleepy town, so if you are looking to get out at night and you want a lot of options, don't plan to move to San Juan Capistrano.
6. Earthquakes and Fires

If you did not know, all of Southern California is subject to earthquake activity and wildfires – San Juan Capistrano included. If you look at a map of the city, there are a lot of hilly areas and many communities back up to wild preserve land and hillsides. The risk of a quick spreading wildfire is definitely present, as well as the risk of a big earthquake.
No matter what city you are looking at, there are going to be some negatives, and it is important to know what those are before you make any decisions. San Clemente homeowners, what in the world is going on with our housing market? In this month’s housing market update, we are going to break down the seven key market indicators:
1. Demand
Demand, or the number of pending escrows this month over the month prior, is up 7% from March, but it is still an extremely low number for mid-April.
2. Active Inventory
There are 85 active or coming soon listings on the market in San Clemente as of April 25th, 2023. That number is up 10% from last month.
3. Price Reductions
Out of the 85 available listings in San Clemente, there have been 13 price reductions over the last seven days. The average of those 13 price reductions was $146,000.
4. Mortgage Rates
Interest rates have been on a wild ride lately. As of late April, they are back up again for an average of 6.25% for 30-year conforming and non-conforming loans.
5. Closed Sales
In February there were 34 closed sales, in March there were 48, and in April to date (April 25) there have been 32 closed sales.
6. Expected Market Time
The expected market time is the time between when a house is listed on the market and the time an offer has been accepted. In San Clemente, homes between $1m and $2m are selling in about 37 days making it a hot seller’s market. Homes between $2m and $4m are taking about 72 days to sell which is a slight seller's market.
7. Market Season
Spring is traditionally prime selling season, but how does this spring season stack up? Well, with so few homes on the market, it is suppressing buyer demand and making things competitive. If a home is priced correctly, there is a lot of competition. The price of the home may not shoot way over the asking price, but an offer must be really well written with a well-thought-out price and terms.
To summarize everything we just went over:
If you are a seller in this market, you have the upper hand, but your home must be priced correctly. If the home is not compelling, it is not selling. For buyers out there, having a pre-approval ready is very important in this competitive market. If you're a cash buyer, being super aggressive on your terms can really help, but be prepared to compete a little bit as well.

In my personal and professional opinion, San Clemente is one of the most amazing places to live. Between the outdoor lifestyle, hiking and walking trails, incredible restaurants, and surfing, it is simply an awesome city to call home. <br />
Why is that important? Even after the insane housing market we all experienced between 2020 and 2022, San Clemente remains one of the most affordable beach towns throughout all of Southern California. When you compare it to Newport or Laguna, San Clemente is less expensive and offers a better value overall.
The MLS data from 2023 to date shows that the median value of a single-family home in San Clemente is $1,675,000. Using the same parameters, the median value for an attached home in San Clemente is $940,000.

Hey there, San Clemente homeowners!
Springtime is here and it’s traditionally the busiest time of year in the housing market. Things have changed a little bit over the last few weeks, so let’s take a look at the seven key market indicators.
1. Demand – This is the number of pending sales this month over the number of pending sales last month. For Orange County as a whole, demand is up by 4% since February. To put that into context, demand was 46% higher last year than it is today.
2. Active Inventory – As of March 28, 2023, there are 75 active listings in San Clemente. That’s not very many to choose from, however, in the last week there have been nine new listings and four homes come back onto the market.
3. Price Reductions - Out of the 75 listings that are available, there have been three price reductions in the last seven days.
4. Interest Rates - Non-conforming and conforming 30-year fixed rates are right around 5.875% this week (March 28).
5. Closed Sales – In January, we had 43 closed sales in San Clemente. With February being a short month, there were only 34 closed sales, and as of March 28th, there are only 37 closed sales.
6. Expected Market Time – This is the time that it takes to sell a house, from day one on the market to in escrow. For homes priced between $1m and $2m, the expected market time is 41 days, which tilts heavily toward a seller's market. For homes between $2m and $4m, the expected market time is just a little above 70 days which is tipping slightly towards being a seller's market.
7. Seasonality - We're in the spring selling season, so we should probably start to see a few more homes coming onto the market.
For buyers today, we're experiencing a lot of multiple offer situations once again, but it’s not necessarily because demand is now so much higher. Because there are so few properties on the market, when a good property is listed, it is usually met with multiple offers or at least multiple showings with enough pressure on the listing that it gets competitive.
With interest rates fluctuating all over the place, you might have a lot more buying power to work with. It is important to get pre-approved and stay in constant contact with your lender so that if a house you love comes on the market, you know exactly what you can offer.
If you're a seller, pricing is critical in today’s market. You really have to strategize with your agent to determine what the right offering price for your home is.
For the last six months, our market has adjusted and changed. Prices are different now, but I believe we've hit a new norm in our local market. I'm seeing some homes that are selling for a little bit more than what they would've over the last six months because of the pressure on the market due to low inventory.

Buying a home is understandably a very stressful process, and there are many mistakes that can be made along the way. The good news is that all these mistakes are very avoidable. Whether you are a first-time buyer or you have bought multiple homes before, here are five home-buying mistakes that you need to avoid.
1) Not Getting Pre-Approved Beforehand<br />

The first mistake that I commonly see is home buyers not getting pre-approved by a lender before they start to look for a home. If you don’t want to get pre-approved beforehand, that’s fine; we can still go look at houses that meet your criteria. However, there is a very high likelihood we will find a home you like and want to purchase.
When that happens, the agent listing that home will ask for a pre-approval letter and we do not want your offer to get rejected simply because we weren’t prepared ahead of time.
2) Not Researching the Neighborhood

The second mistake that I often see is home buyers not researching the neighborhoods they are shopping in. Before you even begin your housing search, as yourself questions like this: What kind of lifestyle does the neighborhood offer? Do I identify with this neighborhood, the homes, the parks, the views, or the access to the beach?
Before you read any further, if you know someone who will be buying a home soon, please forward this blog to them. This information could save them a lot of money and heartache throughout their home-buying experience.
3) Skipping the Home Inspection

Skipping the home inspection is simply a recipe for disaster. In 2020 and 2021, buyers were doing anything and everything to secure a home and that included completely removing the home inspection contingency from their offers. In other cases, buyers would have friends or friends of friends who were formerly contractors complete the home inspection; that’s a giant red flag.
You do not want to buy a house, start living in the property, and discover you have a leaky pipe or a furnace that doesn't blow hot air. Hire a home inspector and allow them to fine tooth comb the house to find any potential defects with the property.
Here’s a bonus tip for you on inspections - In San Clemente, we have a lot of hills with view property homes that are close to the beach. Many buyers ask about foundation issues and if they should get the foundation inspected. The answer is always “absolutely!” Every house is unique, and we have excellent references for geotechnical professionals in the area to get this type of inspection done.

4) Not Considering Future Needs<br />

It is very important to consider what needs you will have in the future when looking for a home. This purchase is a huge investment, and you will want to make sure that it will meet your needs for years to come. The last thing you want is to be a home buyer that is constantly buying and selling because the costs to sell add up and you will start to chew into your equity and your ability to build wealth.
Some common questions to ask yourself: Are you going to start a family? Do you need a home office? Do you need more yard space? Is the house on a busy street? Another thing to consider is if the property is in an HOA community. Are there any CC&Rs that might limit you from expanding the property, adding a jungle gym, or painting the house the color that you really like?
5) Overextending Your Budget<br />

No one wants to be house poor, and this is one reason why getting pre-approved is so crucial. I do not necessarily recommend purchasing a home at your maximum pre-approval budget. It helps to have a conversation with your Realtor® and with your lender about this before you become attached to a property and make an emotional decision.

If you have decided to sell your home this year, you may be thinking about what you must do to properly prepare it to be listed on the market.
It is no secret that the housing market has drastically changed since the beginning of 2022. This time last year, houses, no matter the condition, were going into escrow in a matter of days. Sellers did not have to take the time and prepare their homes as much as today’s sellers do.
All of that to say, if you are a seller in today’s market, here are the seven steps you must take to get your home ready to sell.
1) Interview Agents Early

Please do not wait until a week before you want your house on the market to start interviewing agents.
Once you have made the decision to sell your home, start engaging with an agent early on. Your agent should be helping you with every facet of the process from preparing to be listed to the close of escrow and everything in between.
Select two or three hyperlocal, expert agents to interview. What does that mean? The agents you select should know your neighbors’ names. They should know any nuances on your street or when the busiest times in the neighborhood are. They may have even lived in the community!
Once you get to the actual interview, it is imperative to ask each agent about their unique marketing strategies. How will they market and sell your home? What medians do they use to market the home? What is their communication strategy? Communication is huge during the home sale process and you want to ensure your agent is able to meet your expectations.
2) Maintenance and Repairs

Is your faucet a little leaky? Is there a cracked tile in your bathroom? Does a door not close all the way? You have learned to live with these things, and you probably do not even notice them anymore, but here is the deal. When prospective buyers who have never seen the house before start touring, they are going to look at every little detail.
Just like in baseball, you get three strikes when a buyer tours your home. You do not want small things that are avoidable or could have been handled ahead of time to start getting strikes on the count. Plus, if you happen to get that buyer into escrow, those little repairs will end up costing you more when a buyer asks you to fix them.
3) Depersonalize, Declutter, and Deep Clean

This step is going to seem difficult to do, but it will make a huge difference for your home and its ability to attract the most buyers. Start by putting away your personal pictures, store your favorite red rug, and take things you don't use daily, pack them in boxes, and put them in the garage. Extra clutter makes a house look smaller, darker, and overall more disheveled, so the goal is to make your home look its best.
You only have one shot to do this, but if you choose the right Realtor®, they should be equipped with a team to help guide you through this process.
You have depersonalized and decluttered, now it is time for a deep clean. What does a deep clean entail? It is not just the countertops and floors that you can see, but also the inside of cabinets, behind toilets, and the grout between your tiled shower – you get the idea. By deep cleaning these areas, your home will give off the impression it is well cared for and that will resonate with potential buyers.
Here is a bonus tip - thoroughly wash your windows inside and out. Especially if you have a view home, the last thing you want is water spots, cobwebs, and dust impeding or diminishing that view.
4) Maximize Natural Light

Get as much natural light flowing into the property as possible by pulling back curtains and opening or removing outdated blinds.
If your home is a little dark or is missing that perfect solar orientation, get rid of any dark walls. Accent walls do not help a property sell right now, so the best thing to do is cover them up with a neutral paint color like Bone White or Swiss Coffee.
5) Cosmetic Updates

Hear me out on this one, you do not need to do a full-fledged remodel. However, for example, if your kitchen has an older tile countertop, it could be beneficial to update it to quartz or granite that is not incredibly expensive but would yield a return on investment. The same idea goes for replacing carpet with a click-in vinyl or engineered hardwood.
Our team has helped dozens of clients with their home’s cosmetic updates, and in many cases, the home ended up selling for more than originally planned. Because the homes were showcased well and we could highlight the new updates, we were able to reach a much larger audience of potential buyers.
Another bonus tip - if you do not necessarily have the funds to pay for these improvements up front, talk to your agent and see if they can provide some kind of financing solution for you.
6) Curb Appeal

Oftentimes, a potential buyer's opinion of the property has been made before they even step inside. How many times have you driven by a house that just came on the market, parked, and examined the exterior while looking at the listing details? Curb appeal is huge at that moment!
To enhance the curb appeal of your home consider freshening up your planter beds with new flowers and mulch, and touch up any fascia boards that have dry rot damage or peeling paint.
Whether or not you decide to enhance your curb appeal, there are a few things that are absolute musts before you list your home and while it is on the market. The grass needs to be mowed and any dead spots livened up, the entryways should be swept regularly, and any accumulated trash or loose items should be disposed of or tucked away.
7) Staging Your Home

What do I mean by staging? Well, there are different levels of staging, and it is all dependent on you and your home.
Our team has a warehouse full of display bedding, art décor, and similar small items that we use to help our clients with what we call a “light stage”. While this may work for some clients, there are times we need to work with professional stagers. In these cases, they come in and provide a bid for their work, and once agreed upon, bring furniture and other décor items into your home that really highlight its layout and best features.
Over the years, we have seen the success of staging in the numbers. In San Clemente specifically, a staged house sells 3x faster and for 3% more than a house that is not staged. When it comes to the cost of living, housing prices are usually the first thing that comes to mind. Looking at the listing data from 2022, the average purchase price of all San Clemente listings was $1.55 million. Compared to the national average of roughly $429,000, it is evident San Clemente homes come at a premium.
However, many people that are moving to San Clemente from other parts of California or those from out of state are surprised at what they can get for their money. They find that San Clemente is a value, and it offers a variety of homes and communities that fit any lifestyle.
2) Property Taxes

San Clemente has one of the lowest property tax rates in all of California at 1.01%. Property taxes are calculated off the purchase price of the home.
One thing to note, there are a handful of master-planned communities in San Clemente, such as Talega and Sea Summit, that have Mello Roos taxes. Mello Roos taxes are an additional property tax or bond that is used to pay for a specific community’s amenities and infrastructure. Mello Roos are included in your annual property tax bill and typically cost an additional 1% to 2% of the purchase price.

3) Rental Prices

What if you want to rent a house or condo in San Clemente? Just like purchasing a property, prices for rental housing vary drastically depending on size and location. Using data from 2022 rental listings, the average rental price in San Clemente was $3,800 per month.
Another thing to consider, many of the multi-family properties that are used as rental properties are close to the beach, so the price tags on those rentals will come at a premium. If you’re willing to consider renting outside of the San Clemente city limits, you get more bang for your buck further inland because of the lack of beach access.
4) Utilities

It’s no secret that South Orange County offers an incredible climate. In San Clemente specifically, there are roughly 280 to 300 days of sunshine per year with an average temperature of 75 degrees. Because of this, your average air conditioning and heater usage is much lower than in neighboring regions of California or in other states.
Because San Clemente's energy costs are much higher than the national average, usage is an important factor to take into consideration when calculating the cost of living in San Clemente compared to other areas. The cost per kilowatt in San Clemente is right around 60 cents (January 2023), whereas the national average for a kilowatt is almost 16 cents.
In addition to electricity, expect to pay for natural gas, water, sewer, and trash. If you own your property, will you be responsible for the HOA dues, however, if you’re a renter in an HOA community, it is almost always the landlord’s responsibility to pay for those dues.
5) Transportation

How about transportation costs in San Clemente? There are three things to consider when analyzing transportation costs: fuel prices, public transportation, and car insurance/fees.
Being that we are in California, fuel prices are higher than in most regions in the United States, so be prepared to pay more at the pump. As far as public transportation, San Clemente has a bus service and the Metrolink has a station in North Beach. For car insurance and registration fees, California's rates are one of the most expensive in the country and are based on the individual driver's history and car.
6) Sales and Income Taxes

In San Clemente, the sales tax rate (a combination of state, county, and city taxes) is 7.75% which is one of the least expensive tax rates throughout California.
As far as income tax, California has a progressive tax structure with nine brackets that range from 1% to 12%, so ultimately, you pay more if you make more. It is important to note that social security and military disability payments are not taxed in California.
7) Average Household Income

Now that we have highlighted the expenses, how are people paying for it all?
San Clemente's average household income is just under $123,000 per year. Contrast that to the national average of $70,000 and you can see the average income of San Clemente’s residents is significantly higher.

2) Landlocked

Although San Juan Capistrano is very close to the beach, it does not have its own beach access point within city limits. From Doheny Beach in Dana Point, which is the closest beach to San Juan Capistrano, it would take roughly five minutes to get back to the city driving along Del Obispo St.
3) Rich History and Culture

San Juan Capistrano has an incredible history and culture that can be seen and felt throughout the city. The city was founded at the same time as Mission San Juan Capistrano in 1775 (read the full history <a href="https://sanjuancapistrano.org/356/History#:~:text=Founding,Father%20Lasuen%2C%20on%20October%2030th">here</a>) and is considered the birthplace of Orange County.
The founding of Orange County began in the late 1800s at which point the mission had already been established for well over 100 years. If you think back to the late 1700s, no other cities existed at the time which plays a significant part in San Juan Capistrano's unique history.
4) South Orange County's Equestrian Hub

If you are a horse person or you own horses, San Juan Capistrano will definitely appeal to you and your lifestyle. It offers the most stable options and horse trails in all of South Orange County. 5) Housing Prices and Average Household Income

If you are looking for a city with tons of nightlife, San Juan Capistrano is not for you. San Juan Capistrano offers more of a laid-back lifestyle, so if nightlife is important to you, consider cities further north like Irvine or Newport Beach.

January has been a little bit crazy, to say the least. With wild rain and crazy winds coupled with unusually low inventory, we are in a very interesting housing market. Stay tuned for a breakdown of the seven key housing market statistics you need to know.
1. Demand - Demand is the number of pending sales over the month prior, which is currently up 4%. However, it is still incredibly low overall due to higher interest rates and low inventory.
2. Active Inventory - There are only 69 homes available on the market to purchase - that number is incredibly low! If we look at the last week of activity, there were eight new listings and an additional three listings that fell out of escrow and came back to active status.
3. Price Reductions - Out of the 69 active listings that are on the market, five of those had price reductions in the last week. You will see a lot of price reductions where sellers were a little too aggressive and targeted a price that was too high. Right now, buyers are not interested in going after listings that they feel are priced over market value. The homes that are listed correctly for fair market value are still selling within a matter of days on the market.
4. Interest Rates - We have seen some reprieve when it comes to interest rates. My lender this week is quoting rates in the high 5% range.
5. Closed Sales - In November, there were 41 closed sales. In December, there were 51 closed sales, and in January to date, there are 31 closed sales.
6. Expected Market Time - The moment your home is listed in the MLS is considered day zero on the market. If we look at the expected market time for homes between $1 and $2 million, it is currently 92 days. If you can believe it, last year that number was about 20 days.
For homes between $2 and $4 million, the expected market time is 116 days. While that may seem like a long time based on the numbers we're talking about, it actually falls into a balanced market. Last year, the expected market time for this price range was 34 days.
7. Selling Season - We're currently in the winter market and coming out of the holidays, which is always a very, very sluggish time of year. In the last seven days, I've seen a pickup in activity, and I only expect that to continue as more sellers put their homes on the market. We will ultimately see an increase in demand as well.
A general summary of everything we’re seeing:
For sellers putting their house on the market, your home has to be priced correctly. If you place your house on the market and you don't have an offer in 10 or 15 days, look at the number of showings that came through to see if there is healthy showing traffic. If not, the home is overpriced.
For buyers, rates are pulling back making it an opportune time to purchase. Why? Once rates find their equilibrium point, we are going to see housing prices and appreciation start to increase again. Right now, you might have negotiating power for a listing that was listed high and the seller is taking too long to bring the price of their home down.
With all that said, the market has shifted compared to the last couple of years. San Juan Capistrano, California is a beautiful coastal city located in South Orange County that boasts a unique blend of historical charm and modern amenities. With its Mediterranean climate and natural attractions, it's no wonder why so many people are drawn to living there.
However, like with any city, it's important to weigh the pros and cons before making any decisions. In this blog post, we'll take a closer look at the advantages and disadvantages of living in San Juan Capistrano to help you determine whether or not this city is the right fit for you and your lifestyle.
Pro #1 – Weather

The weather in San Juan Capistrano is exceptional and it is why so many people want to live there. Similar to most South Orange County cities, the average temperature hovers between 70- and 80-degrees year around.
Something to note, because San Juan Capistrano is further inland, it does have its own microclimate. In fact, its microclimate can vary between different communities. Homes on the Del Obispo corridor will have different weather than those tucked back in the hills.
Con #1 – Housing Prices
There is no denying it is expensive to live in San Juan Capistrano and housing prices are well above the national average. Looking at single-family homes, condominiums, and multi-family properties, the average sale price in San Juan Capistrano was about $1.3 million in 2022.
However, if you compare that number to neighboring cities like Laguna Beach, Corona Del Mar, or Newport Beach, San Juan Capistrano is a great value. It is considerably less expensive than other parts of South Orange County, plus it is still close to the beach and offers an amazing climate.
Pro #2 - Things to Do

San Juan Capistrano offers a ton of excellent indoor and outdoor activities, and it is a great hub to access all of what South Orange County has to offer. It is about 20 minutes from Irvine and just a few miles from Dana Point Harbor, Doheny, or Trestles in San Clemente.
A highlight of San Juan Capistrano has got to be downtown and the Los Rios Historic District. There are some amazing shops and restaurants, a great petting zoo, and, of course, the mission that offers a glimpse of San Juan Capistrano’s history and culture. If you’re looking for a quick day trip option, there is a train stop right in the middle of downtown where you can hop on and go all the way to Los Angeles.
Con #2 - Minimal Infrastructure
San Juan Capistrano is not a huge city, so it does not offer the same infrastructure as larger cities can. While there are doctor’s offices and urgent care centers in the area, the nearest hospitals are in Laguna Beach and Mission Viejo.

Geographically, San Juan Capistrano is very unique. There are the flats of San Juan Capistrano near Dana Point and the mission, and then just a mile or two down the highway, there are beautiful rolling foothills all around.
What attracts many people to San Juan Capistrano is the absence of the constant “hustle and bustle” feeling commonly found throughout Orange County. If that is something you are looking for, Irvine is straight up the I-5 about 20 minutes north or Dana Point Harbor is just a few miles south.
Remember – San Juan Capistrano is landlocked, and the nearest beach is in Dana Point.
Con #3 - Limited Employment Opportunities
Because of San Juan Capistrano’s size and location, there are not a lot of job opportunities available. The largest employers in San Juan Capistrano are the Capistrano Unified School District, St. Margaret's Episcopal School, and Costco. Irvine will be the closest city that offers a variety of job opportunities across a multitude of industries. If you’re hoping to be able to commute to Los Angeles or San Diego, be prepared for a one to two-hour drive each way.

Set in the rolling hills, Forster Ranch is a unique community on the northeastern side of San Clemente. Named after the prominent California family who owned the land, the development of Forster Ranch first began in the 1980s and continued up until the early 2000s.
With larger lot sizes and a lower price per square foot, homes in Forster Ranch offer a better value when compared to beach-close properties in San Clemente. The community consists of primarily single-family residences with a few condo communities that were thoughtfully designed to offer more space and privacy than traditional complexes.
Homes in Forster Ranch can range widely in size, while the average lot can be anywhere from 10,000 to 14,000 square feet. Because properties in Forster Ranch were designed with larger spaced-out parcels, many homes offer RV parking which is hard to come by in San Clemente and many beach cities.
While you won’t find ocean-view properties in Forster Ranch, appeal for this community is found in the larger lots, unparalleled privacy, and beautiful hill views. Only 10 to 15 minutes away from the nearest beach, Forster Ranch is still very much a beach community and a beloved beach community to its residents.
