Is the Market Changing? | September Housing Market Update (2021), San Clemente/Orange County
Things are a little bit different from last month.
I’ve noticed that certain homes are reaching longer days on market, even some of my own listings. These homes are still getting a lot of showings and there are a ton of buyers looking, but we have seen them sit on the market a little longer.
Keep in mind, 30 days on the market is not a very long time, but we were accustomed to homes selling in seven days with multiple offers.
Now where we are at, if a property has great views, an awesome location, and has a lot going for it, it will sell very quickly with multiple offers. But, if a property has a material condition (i.e. backed up to a freeway, busy corner lot), it is taking a little bit longer to sell.
To quickly summarize, if the house is priced correctly and doesn’t suffer from a material condition, the market is still hot and the home will sell quickly. Homes that fall into the other category, may experience longer days on market.
At the end of the day, there are only 84 listings on the market in San Clemente. Homes are selling and there is very little to choose from. The market is still good and interest rates remain low.
